Summary:

Crandall Arambula worked with the citizens of the Town of Gilbert to create their first Heritage District Master Plan in conjunction with the Redevelopment Plan update. The primary objective of the Master Plan was to establish an action plan for the redevelopment of Town-owned land accounting for the majority of non-residential property in the District. Gilbert’s downtown Heritage District has experienced a boom of commercial and retail development over the past decade and the area has developed largely as an entertainment district.

Operating as a Redevelopment Area for nearly 30 years, the Town maintained long and short-term plans for the growth of the Heritage District with a focus on improving living conditions but lacked a cohesive vision.

Crandall Arambula provided the Lincoln City Urban Renewal Agency with a conceptual Main Street town center design and market feasibility assessment for a catalyst parcel on NW 15th Street, which the city is marketing to developers, with plans reflecting community consensus to enhance commercial identity and streetscape improvements, envisioning two two-story commercial buildings in a Northwest beach cottage style, supported by financial assessments.
