Glendale, California - Mixed-Use Corridors Objective Development Standards
/Project Overview
Crandall Arambula worked collaboratively with Glendale staff to develop updates to the existing commercial zoning standards to support residential and mixed-use development in commercial corridors and centers and introduce new Objective Design Standards (ODS) to ensure quality architectural design and a consistent streetscape. The existing commercial standards only allowed for residential development in commercial zones based on multifamily zone standards, which have had the effect of discouraging residential and mixed-use projects along commercial corridors. The code amendments and ODS introduce standards that are appropriate and achievable for residential and mixed-use development in commercial zones.
Applicable Tasks & Outcomes
Project management. Met bi-weekly to review project schedule, budget, and progress on deliverables.
Analysis & Information Gathering. Evaluated guidelines and standards. Evaluation and recommendations were informed by site visits and consultation with staff.
Stakeholder Engagement. Conducted workshop sessions with the Design Review Committee and City Council. Feedback was compiled and used to develop a Public Study Session Draft.
Design Tools for Applicants. Developed a Pattern Book for applicants to select architectural features from.
Design Standards & Code Language Adopted. The Tropico TOD ODS were adopted by Glendale’s City Council in 2023.
