Glendale, California - Tropico Center Plan, Design & Development Standards
/Project Overview
The Tropico Transit Oriented Development (TOD) district is the City’s historic industrial base and a growing mixed-use and residential neighborhood, much of which is located within a five-minute walking distance of the Glendale Transportation Center. The primary intent of the district is to facilitate diverse employment options and a range of housing opportunities – compatible in scale and form with a pedestrian-oriented public realm and accessible to Tropico’s high-quality public transportation offerings, and walkable neighborhoods at densities of up to 100 units per acre.
For the adopted Tropico Center Plan, Crandall Arambula provided text and graphic illustrations for Objective Development Standards to support of a mixed-use high-density multifamily neighborhood.
Applicable Tasks & Outcomes
Project management. Met bi-weekly to review project schedule, budget, and progress on deliverables.
Analysis & Information Gathering. Evaluated guidelines and standards. Evaluation and recommendations were informed by site visits and consultation with staff.
Stakeholder Engagement. Conducted workshop sessions with the Design Review Committee and City Council. Feedback was compiled and used to develop a Public Study Session Draft.
Design Standards & Code Language Adopted. The Tropico TOD ODS were adopted by Glendale’s City Council in 2023.
