Sand City, California Mixed-Use and Multifamily Objective Design and Development Standards
/Project Overview
Sand City is a small coastal community with an eclectic, light industrial character, adjacent to Monterey. Crandall Arambula prepared Objective Design & Development standards (ODDS) that provide guidance for city staff and applicants for new multifamily and mixed-use projects. Work included reviewing and evaluating existing development codes, standards, guidelines, and General Plan policies. Crandall Arambula analyzed the city’s West End District guidelines, distilling the intent of its ‘Industrial Chic’ style guide and translating the subjective guidelines into quantifiable standards that satisfied the goals of the original document.
Applicable Tasks & Outcomes
Project management. Met bi-weekly to review project schedule, budget, and progress on deliverables.
Analysis & Information Gathering. Evaluated guidelines and codes. Evaluation and recommendations were informed by site visits and consultation with staff.
Stakeholder Engagement. Conducted workshop sessions with the Design Review Committee and City Council. Feedback was compiled and used to develop a Public Study Session Draft.
Design Standards & Code Language Adopted. ODDS document adopted by reference, May 2024.
